My name is Tomas Germes.  I have been a realtor with Baja Smart Real Estate for 4 years.  I am a member in good standing with AMPI MLS Los Cabos, which is the most important credential for real estate agents in this area.

My number one job here is to empower my clients with objective and reliable information.  My passion and intent is for every client to make the right decision and enjoy a hassle-free process of buying real estate in Los Cabos (Cabo San Lucas and San Jose del Cabo).  You will never find the high-pressure sales attitude with us -- it is just not our way of doing business.  I believe in the success of long-term relationships and business by referral.  

What do I do?
I love representing buyers because there is always a challenge to seek and find just the right property for each client.  I will leave no stone unturned!  After you explore some option, it is very important for me to talk about your lifestyle, priorities, plans for renting out the property (estimating your rental income), and other factors that will go into selecting the perfect property for you.

I also consider it the most crucial role in real estate to fully educate and protect my buyers against any risks they may encounter in handling Mexican property transactions.  My ultimate goal is that every client will be more than satisfied with my services and their purchase at every closing and beyond.

First of all I really listen my clients and I do a research based on your needs: I don't sell, I guide you.

I educate my clients in all the nuances of real estate transactions here, then focus on particulars about the areas they like or might be interested in.

My clients are updated with new listings or price reductions appropriate to their interests. (If we skip the interview, we could be losing a deal you might like.)

Consistent and prompt follow up, so we don’t lose a deal to any other buyers.
